President's remarks: Definition of a non-profit involves investing money collected back into the organization. Money must be spent for the improvement and maintenance of the organization.
Reminder to residents to check our website (troyestates.com) as more up to date and new postings will appear. Carol (President) commented on several new postings: Volunteer Tasks, HOA Dues in Nearby Subs, and recent article on Home Invasion Arrest in Troy.
Officer's Remarks (Joseph): updated By-Laws from 2019 have been posted on website as well as Budgets from 2023 and 2024. New Budget for 2025 will be posted within 2 weeks (by mid-Feb.) once the Board has approved expenditures for the year.
Carol: Big Lakes Lawncare can offer our dues-paying members a group discount for cutting/edging lawns. EMAIL Carol your contact info (name, street address, email address, phone). To date 17 homeowners already submitted. Keaton of Big Lakes will contact individual homeowners about their quotes in March.
Jackie: Treasurer reports that many dues envelopes have already come in, many of which reflecting doubled dues and beyond!
Discussion ensued from in-person and remote members about electrification of ONE of our entranceway islands this spring by Supreme Electric. Carol explained that only certain licensed electricians can do this sort of heavy-duty electrical work b/c it involves heavy machinery and boring under roadways. Quote includes electrical outlets placed on islands, ideal for setting up holiday lighting. The Board hoped to electrify the other entranceway island in a few years as our quotes came in at $14,000 (incl. permits and DTE line costs) for Condor and $15,650 (includes same) for Martin.
Carol remarked that b/c Troy police recently arrested members of a home invasion group, stronger lighting on the 2 big islands makes good sense. One member commented that our sub is dark (no streetlights) and consequently poses risks for walkers. People are urged to KEEP THEIR PORCH LIGHTS ON at night. One suggestion was made to think about installing lamp lights on front lawns (electrical or solar).
Clarification was made about "members" being residents who pay dues and so are thus entitled to group discounts, attendance to certain events (Taco Truck Event), etc.
The Board will make every effort to post items on our website in a timely manner and with more detail. The Board ended the meeting by discussing cost-cutting measures (eliminating Photo Booth from Taco Truck Event, getting ONE company to do the maintenance tasks on our big islands instead of individual workers).
Finally, the Board extends an invitation to all residents to join our Board. We would love to hear your ideas!
